Who can purchase Plan Documents?

Any person or company wishing to build one of our standard designs within the zone criteria throughout New Zealand.

Are these council consent plans?

Yes, these documents have been pre assessed to the building code by Ministry of Business & Employment (MBIE).

The only information that needs to be submitted into council for approval within 10 working days is the following.

  • Consent Drawings (pre-approved)
  • Product Specification (pre-approved)
  • Design certificate (CoDW)
  • Statement letter & MBIE certificate
  • Proof of ownership or title certificate of site
What if council requires more information?

These documents have been pre approved by Ministry of Business & Employment (MBIE)

but if extra information is required on the Site Plan or elevations then contact Moore Plans NZ Ltd.

What extra requirements do I need for consent?
  • Proof of ownership of the site (certificate of title no less than 6 months old) or rates demand with owner and site details.
  • ground report (in some areas)
  • Completed council forms
  • All council fees & costs
Can plan changes be made?

Yes, Moore Plans NZ Ltd can amend existing plan documents to suit your needs if required at an additional cost.

Depending on the extent of the change, they may be included within the MBIE certificate conditions.

But if not then the amendment would be a standard consent process within council and charged as an hourly rate.

Mirror plan option

Yes, mirror images of the floor plan are permitted and approved by MBIE. 

An extra cost will apply, please see cost options.

Can I reuse the Plan documents?

No, You will need to purchase the plans again with new site documents and design certificate for each new location.

Can I on-sell or transfer the plans I purchase?

No, Moore Plans NZ Ltd retains copyright to all plan documents, therefore all documents cannot be on-sold or transferred to any person or entity.

Are your plans designed in New Zealand?

Yes, Jonathan Moore has created all the plans & documents right here in NZ. (Canterbury)

Do we get physical copies of plans and documents?

Not physical copies, all files are supplied in digital form as a PDF to download and print off yourself.

Do you have the cost to build each home?

No, but included within the Plan documents is a trade summary with quantities that can be used to get detailed prices.

If I purchase a Plaster plan can I reuse it in Brick or weatherboard ?

No, each plan is detailed and approved for each cladding type by MBIE. So you would need to purchase another set of Plan documents.

Building Zone Criteria

Where can I build my house with in New Zealand.

Zone Criteria

  • up to Very High wind zones
  • up to durability Zone C
  • Max altitude from sea of 200m
What do I save
  • Design process time & cost (approx $2,000.00)
  • Consent processing fees (approx $1,500.00)
  • Consent approval reduced (10 working days)
  • Trade Summary (Quantities take off approx $1,200.00)
  • Site product changes pre-approved that can be substituted while under construction.
  • Site amendment costs from council not required as pre-approved
  • You save time in starting your project

 

How much is a plan document set

Check out each plan series (All prices include GST)

MP100 series, per plan set $5,750.00   

MP200 series, per plan set $8,050.00

Documents included

Stage 1

  • A3 Preliminary Plan set (approx 22 pages)
  • Trade Summary Quantities
  • Terms of Trade

Stage 2

  • Council Working Drawings
  • Council Product & Project Specifications
  • Council Design Certificate (CoDW)
  • Council Statement letter & MBIE certificate

Extra fees if required (not included in document set)

  • Council application $500
  • Plan Mirror $1,200
  • Plan amendments $140 per hour (quote provided)

 

 

 

 

How long will it take to get my documents

Once we have received the following information.

  • Site location address
  • Survey plan or title (with all dimensions)
  • Site levels (builder or surveyor can provide)
  • Photo of the site (front & back)

Within 10 working days from receiving all your information, we would expect to have the final stage two document set ready for you to download and submit to council.

Then another 10 working days for council consent approval.

 

Extra design information

You will be asked some product options that have all been pre-approved by MBIE as well.

  • Cladding type (x6 plaster options & x5 weatherboard options)
  • Wet area membrane type (x5 options)
  • Insulation type (x4 options)
  • Building wrap type (x4 options)
  • Concrete type (x2 options)
  • Foundation type (x4 options)
  • Ceiling batten type (x2 options)
  • Roof cladding style (x2 options)

If you do not know, then the standard selection will apply. 

If the builder changes a product above on site to one of the pre approved, then no extra requirements needed for council or costs.
